Coopsvilles Property Management is an Invercargill company based in Otatara offering a fresh  and unique concept to property management for the owner and the tenants.

Established May 2013, Coopsvilles Property Management  Ltd provides a service personalised to meet your needs. We are a residential property letting and management company.

Why hire us to manage your property you ask?

Because we  only charge you a  flat % Fee per week no GST added on top.

We don’t make you pay us to pay your money to another contractor. If you need rates and insurances to be paid thats all part of our services under our exclusive agreement.

We are approaching property management with a “it’s not all about  the money” attitude . No surprises down the track, complete transparency and accountability right at the start.

Having an exclusive contract with us  negates some of the extra fees that you may already be paying now.

We can give you good solid basic renovation recommendations and we can implement them for you straight away at a relatively inexpensive rate, and finished to a high standard.


Rent collection and arrears

We check rent payments on a daily basis. If a tenant is in arrears, they will receive a text message followed by a telephone call and email. If there is no response from the tenant a notice to remedy will be sent. If the tenant fails to contact us, mediation will be pursued.

Rent received

Money we receive on your behalf is paid to suit your financial schedule this can be Weekly , fortnightly or monthly. This is paid directly to your nominated account. At the time of your deposit being processed you will receive your monthly statement via email.


Viewings are set up to suit the tenants by way of appointment for their convenience or we set a day on the weekend for open viewings. We will use our website and Trade me to advertise your property for rent .We will always  advertise your property by presenting it in the best light. This way we will receive multiple inquiries from potential tenants wanting to view your rental property.

Market Rent Review

Every six months we do a market review this is dependent on whether your tenant is under periodic or fixed term. This consists of evaluating current rental prices with the Tenancy Services Housing market schedule, and checking the New Zealand Property Investors statistics as a guide only.


Inspections are done every 3 months. Reports and photos are uploaded to Palace for you to view at your convenience, inclusive in this report will be maintenance, repairs and recommendations if any.

Tenant Selection

We have our own personalised tenant pre application which is partnered with the Residential Tenancies Act 1986 agreement, including any additional clauses required to protect your investment. Application forms are filled and signatures are collected. Processing of an application is then started. We credit check every potential tenant as if it was our property we are renting out.

Bond & Tenancy tribunal

A maximum of 4 weeks rent and 1 week in advance is collected on your behalf prior to any tenancy starting.  The bond is sent through by us to Tenancy Services as soon as we receive it for the duration of the tenancy. Before releasing the bond to vacating tenants we will first ensure all rents are paid in full a pre inspection 3 days before vacating and then final inspection on day of leaving. This way before sign off any deductions for landlords recovery are deducted directly from the bond, however if there is a dispute regarding this, mediation will be the first immediate step towards an amicable outcome first. If that was unsuccessful it would proceed to Tenancy Services they will hold the amount in dispute until a tribunal hearing can be done.


We offer a full ground maintenance service. Whereby we can  lower the maintenance of your property. This alone can be far more attractive to a tenant and also alleviate that unnecessary stress for you.  In our gallery it will show where a property,  under different management prior to us taking it over,the before and after in the garden area, and  with our more unique approach for our landlords and vision, a difference is made.
